KAREN, NAIROBI
A boutique hotel and villa development in Nairobi, built using sustainable rammed earth and designed for high-end safari and corporate tourism.
The Brief
The client envisioned an exclusive retreat blending luxury and sustainability in a lush Nairobi setting. The first phase includes four villas surrounding courtyard gardens, linked to a boutique hotel and spa. Each five-bedroom villa is designed for high-end travellers, featuring private pools, entertainment spaces and staff accommodation.
The Challenge
The development needed to integrate with the natural environment, while ensuring comfort in Nairobi’s climate. A sustainable approach was essential to minimise energy use and maximise local materials.

The Outcome
- Sustainable construction – Rammed earth from site excavations forms the primary building material, reducing the need for artificial heating and cooling.
- Climate-responsive design – Villas optimise natural ventilation, with shaded terraces and terracotta ventilation walls for cooling.
- Indoor-outdoor living – Each villa is set within a series of garden courtyards, with bougainvillea-covered walls blending the buildings into the landscape.
